Island Village is part of Celebration, but it offers a different living experience from Main Village. Both share the community’s emphasis on attractive architecture, front porches, sidewalks, and neighborhood gathering spaces. The differences become clearer when you compare the homes, surroundings, and proximity to downtown.
For buyers deciding between the two, the question is often simple: Do you prefer a newer home with a more contemporary layout, or an established neighborhood close to Celebration’s original Town Center?
Newer Homes vs. Established Character
Island Village is Celebration’s newest residential village, developed by Mattamy Homes. Its homes carry forward the traditional exterior styles associated with Celebration, while many floor plans offer open kitchens and living areas, flexible spaces, and layouts designed around how people live today.
Depending on the home, buyers may find downstairs bedrooms, spacious kitchen islands, upstairs bonus rooms, or garage apartments. Features and options vary by floor plan, homesite, and construction phase.
Main Village offers the character of Celebration’s original neighborhoods: mature landscaping, established streetscapes, and homes with a wider range of updates and renovations. Some retain their original layouts and finishes, while others have been extensively remodeled.
For buyers, that creates a practical difference. In Island Village, you may be comparing new construction with recently built resales. In Main Village, you’re more likely to weigh location and architectural character against the home’s condition, renovation history, and future maintenance needs.
How Close Do You Want to Be to Downtown?
One of Main Village’s biggest attractions is its proximity to Celebration Town Center. Depending on the address, restaurants, shops, lakeside walks, and downtown events can be an easy walk from home.
If you picture yourself strolling into town for dinner or spending time around Lake Rianhard, Main Village deserves a close look. The exact location matters, though—being in Main Village doesn’t mean every home is equally close to Market Street.
Island Village sits farther along Celebration Boulevard. Residents can still enjoy downtown Celebration, but visiting Town Center generally takes more planning than stepping out for a short walk.
In return, Island Village offers a newer neighborhood setting with its own amenities and a growing selection of nearby businesses. It has a distinct daily rhythm while remaining part of the broader Celebration community.
Coffee, Ice Cream, Dining, and Services in Island Village
Island Village has its own retail area along Celebration Boulevard, giving residents convenient options close to home.
Coffee for the Soul, at 2171 Celebration Boulevard, offers Colombian coffee and café fare—a nearby option for a morning coffee, lunch, or meeting a friend.
Scoop Celebration, at 2155 Celebration Boulevard, provides an ice cream stop within the neighborhood.
The Village Barbershop adds another everyday service to the retail mix.
Tacos Don Andres, at 2179 Celebration Boulevard, brings Mexican dining and handcrafted cocktails to Island Village.
Together, these businesses give the village places to eat, meet, and take care of everyday needs. The setting is smaller than Celebration Town Center, with a neighborhood feel of its own.
Apartments Are Part of the Neighborhood, Too
Island Village also includes The Colburn Apartments, formerly known as Cortland Colburn, along Celebration Boulevard.
The apartments add a rental option within the village, alongside its for-sale homes. Ground-floor retail in the apartment community helps bring housing, dining, and services together in the same area.
For someone who wants to experience Celebration before purchasing—or simply prefers apartment living—this is another option to consider.
Amenities and Outdoor Living
Island Village’s clubhouse, resort-style pool, fitness center, playgrounds, and outdoor spaces are an important part of its appeal. They give residents places to exercise, relax, and spend time with neighbors close to home.
The clubhouse also appears on the Celebration Foundation’s event venue list, connecting it with programming beyond everyday pool and fitness use.
Main Village’s appeal is more closely tied to its established parks, downtown gathering spaces, and proximity to the lakefront. Both offer opportunities to enjoy the outdoors, but the surroundings feel different: Island Village has a newer amenity setting, while Main Village offers the landscape and character of the original community.
When comparing homes, it’s helpful to look at the amenities available to that property, applicable fees, and how often you would realistically use them.
A School Within Island Village
Island Village Elementary School is located within Island Village, making the school’s location another consideration for buyers.
Main Village has a different relationship to Celebration’s school campuses, so it’s worth comparing the actual route from each home. School attendance zones and enrollment requirements should always be confirmed directly with the district for the specific address.
Which Village Fits Your Lifestyle?
Island Village may appeal to you if newer construction, an open floor plan, and nearby pool and fitness amenities are high on your list. Its retail area also adds convenience without needing to head downtown for every coffee, meal, or ice cream stop.
Main Village may be a better fit if mature landscaping, established architectural character, and proximity to Town Center matter most to you. Buyers who enjoy renovating may also see an opportunity to combine an original Celebration location with their own interior style.
Neither village offers one uniform experience. A home’s floor plan, lot, condition, and position within the neighborhood can matter just as much as the village name.
